With the increasing industrialization, urbanization and urban population, as well as decreasing cultivated land, our living space is more and more narrow. Basing on the modern building technology, we move the land utilization space from ground to underground. It can meet the targets of controlling the urban-growth as well as enlarging urban-capacity and living space, and alleviating traffic congestion as well as less taking land. Moreover, by utilization of underground space we can extend urban-capacity and living space. In this way, a development model containing ground and underground is formed.

The population spreads unequally in China that in Beijing and Shanghai the population is 30,000 to 40,000 per square km. The desertification is more and more serious that the area has reached 320 square km. And the per-capita area of cultivated land in China is only 1.2 moa, which is 1/5 of American’s. Space resources are more and more limited. Therefore, it is significant for China to develop underground space in large scale.

In 2010 construction subway in China is 480 km. And the subway investment will be 1,156.8 billion Yuan by 2015 which is 5.93 times of that in 2010. It is predicted that number of construction subway by 2020 will be 173 with a total mileage of 6,200 km; it will be 289 by 2050 with a total mileage of 11,700 km which means more than a half of the total subway mileage in the world currently.

At present, development of China underground space is taking shape. China is a country with the biggest number and fast development speed of tunnels and underground projects in the world. The China-Kyrgyzstan-Uzbekistan railway and the Trans-Asian Railway contain subway sections. The hydropower engineering, West-to-East natural gas transmission project, and development of urban space all utilize the underground space. Besides, projects like LPG underground water sealing stores and under water tunnels are more and more frequent. Among the projects, there are highlighting projects like Fujian Xiang’an Undersea Tunnel and Tianjin “utility tunnel” which is the first channel to go through sea and river.

Development trend of underground and over-ground commercial real estate in current years is booming. The tightening land resources, increasing prices and environmental conservation stress higher the development cost of urban over-ground commercial facilities. The small and medium size merchants can hardly afford the rapidly growing rental. It is an irreversible trend to develop the underground commercial real estate. Beijing is the first city to operate the underground commercial space cooperating by real estate developer and mall operator. And there are large scale underground commercial projects which are under construction in Shenyang, Chengdu, Shenzhen, Xi’an and Guangzhou. For China first and second tier cities, the underground shopping streets have become the hotspot when the over-ground business street movement is popular in the third tier cities.
