The Central Business District (CBD for short) is the core function of a city and a significance of a big modern city. The land price here is extremely high while this zone is concentrated with urban economy, technology and culture, as well as with services like finance, trading, service, exhibition and consulting. Moreover, the CBD with many skyscrapers, convenient transportation and modernization information exchange system, and abundant facilities of office, catering, service and lodging. Generally speaking, the office building accounts for 50% of the total area while the commercial catering accounts for 20%, apartment accounts for 20%, and service facilities and other necessary supporting facilities account for 10%.

As the CBD construction plays an active role in promoting the development of urban economy, it is definitely a good chance for China which is in the industrial transformation stage. Therefore, local governments are exceedingly active in the CBD construction and operation. Generally they will give greater concessions in the aspects of policy, resources and others in order to support the CBD construction. By 2009 CBD construction plans are proposed and put into practices in Beijing, Shanghai, Guangzhou, Shenzhen, Shaoxing, Nanjing, Suzhou, Chongqing, Wuhan, Hangzhou, Ha’er’bing, Qingdao, Zhengzhou, Shenyang and Zhuhai. At present, the CBD constructions of scale in China mainly include Shanghai, Beijing, Shenzhen, and Guangzhou.

There is a close relationship between CBD construction and real estate corporations. Hence more and more domestic operators of strength involved in the CBD construction industry in current years. Because of the state real estate controlling policy, the domestic real estate industry is in poor operation in 2011 while the CBD investment is still hot.
